Moving Affordable Housing into the Future in Lancaster, WI

Sunrise Valley Apartments in Lancaster, WI will be getting a significant make-over with FGS as the general contractor, starting later this year or early 2019 as soon as permanent financing is complete. 

The leasing success at this 112 unit Rural Development/Section 8 property propelled progress for the renovation and purchase of the property by WMC Principal, Russ Endres. WMC took over management of Sunrise Valley Apartments in July 2014, with a very poor occupancy rate of 62%.  With occupancy soaring at over 90% in fall of 2016, WMC was able to submit a 9% tax credit application under WHEDA’s Low Income Housing Tax Credit Program (LIHTC).  WMC received the Tax Credit Award in March of 2018.  

We owe a BIG thank you to Lisa Phelan and her staff for their leasing efforts. Lisa is supported by Regional Manager, Ryan Burton, Senior Property Manager, Lynn Nickel and on-site Maintenance Technician John Bragg.  

100% of the rental residential units in this project will be rent-restricted and occupied by individuals whose income is 60% or less of area median income as adjusted by family size and published annually by HUD. We are proud to be able to remodel and move this large affordable community into the future!
